How to prepare a useful budget

The total matters, but so do the assumptions behind it.

1. Divide the scope

Separate by zone

Kitchen, bathroom, painting and systems may have different owners and schedules. Zones show where spending is concentrated.

2. Avoid double-counting

Clarify taxes

Check whether each quote is a final price or before taxes before choosing the overall treatment.

3. Reserve a contingency

Protect the budget

Contingency is not money already spent: it is a reserve for changes, hidden repairs or differences in scope.

Often-forgotten expenses

Before finalizing the figure, check whether you included surface preparation, demolition, debris removal, freight, permits, final cleaning and supervision. Not all apply to every project, but omitting a relevant item can quickly consume the contingency.

Cost per square metre helps compare versions of the same scope. It should not be used alone to compare projects with different quality or systems or different site conditions.
